What each layer does — and does not do.

    Lookup

    On demand · free

    What it is

    Search an NYC address across the supported public sources and read a preview of the record: identifiers, status, and a count per source.

    What it is not

    Not monitoring. Not the $29 report. Nothing is enrolled.

  2. 02

    Watch

    Subscription · continuous

    What it is

    A plan enrolls addresses in automated monitoring of supported public records. Starter watches 1 property, Pro up to 20, Enterprise up to 150. Cadence varies by source.

    What it is not

    Not a guaranteed detection clock. History depth is plan-specific: none on Starter, 90 days on Pro, 180 on Enterprise.

    Signal

    Email · SMS by plan

    What it is

    When a relevant new record is detected it can notify you. Email is on every plan; SMS is on Pro and Enterprise. Source preferences live in Alerts.

    What it is not

    Alerts follow detection in public records, which can lag the physical inspection.

  4. 04

    Act

    Action Center · dashboard

    What it is

    Review the property in the dashboard. Action Center holds reminders, deadlines, property issues, and priority so follow-up is organized.

    What it is not

    A work tracker, not a legal or compliance-management system. Filing help is a separate quoted service.
